As the distribution parks further South experience ever greater demands for labour,
they are forced to increase their catchment areas. Length of journey to work has
increased to 30 miles plus in the more congested areas. As demand increases this
situation will worsen.
Teesport enjoys a much more robust supply of labour within a 15 mile radius of the
port. The modern road network is moderately loaded whilst the surrounding rural
areas offer the opportunity of village or seaside life.
The Lake District, North Yorkshire and North Yorkshire Moors National
Parks are relatively close whilst the Cathedral Cities of Durham and York offer
interesting alternatives.
